Why We Contract for Professional Landscaping
Maintaining common areas is one of L&R’s most basic
responsibilities. To fulfill that responsibility, the L&R
Committee has contracted with a professional landscaping
company. Before signing the contract, L&R sought bids from
several potential companies, carefully considered the
competence and expertise of each company, checked
references, and compared fees.
These fees may seem like an added—or even
unnecessary—expense; but, in the long run, the additional
cost will be less than the losses we would face without
professional help. Consider the advantages:
Professional Expertise: It takes more
than a green thumb to maintain attractive and functional
landscaping. Our contractor employs professional staff and
trained labor crews. This expertise translates into a
cost-effective and successful landscape maintenance program
for our community.
Bulk Purchase Savings: Our landscape
contractor purchases plants and supplies in bulk quantities
at reduced prices and passes the savings along to us.
No Equipment to Buy or Maintain: L&R
doesn’t have to purchase, store, insure, maintain, or buy
fuel for equipment.
Improved Plant Survival: Trees, turf,
shrubs, and other plantings are costly. Without proper care,
they don’t survive, especially immediately after
installation. The landscaper guarantees newly planted shrubs
and trees, so we don’t have to pay for replacing dead
plants.
Reduced Liability: L&R’s landscape
contractor is properly insured and knowledgeable about—and
in compliance with—all local and federal environmental
requirements and safety regulations. Our contract shifts
responsibility to the contractor and reduces L&R’s
liability.
Landscaping is very important to the community’s
quality of life and its image and value. Maintaining it can
be very expensive. Is it worth what L&R pays for these
services? Yes! In fact, failing to invest in professional
landscape maintenance is a false economy because curb appeal
makes our community desirable and contributes to the stable
value of our condominium units.
BICYCLES, ETC.
The beach boardwalk is for pedestrians only – NO
bicycle riding is allowed.
Bicycles may be ridden on the roadway only.
When on lawns, sidewalks or the beach boardwalk, bicycles
must be walked.
All relevant state and local laws and rules of
safe bicycle use must be followed: Specifically, children
should always wear a helmet.
Segways, roller skates, roller blades,
skateboards, and razor scooters may not be used at
Coronado
Shores.

Capital
Replacements: $20,144.97 of $103,600 budgeted for the year
has been spent year to date.

A Vendor
Expense Analysis was conducted in an effort to identify
opportunities to reduce costs, and changes if any will be
made as necessary.

Curbs were
painted, the Lagoons were cleaned, and pool equipment was
modified.
·
“No ID or
Guest
Pass
for Pools” had highest number of violations. Resident
vehicles are being booted twice as often as other vehicles,
for no ID.
·
Bougainvilleas failing along the Avenida del Sol cul de sac
will be removed to the nursery area to recover. And,
diseased and storm damaged bushes will be removed from grove
along boardwalk at La Sierra.

A report
was provided as requested showing units with more than (10)
Photo ID Cards.
·
It has been
determined the City installed the sewer system prior to the
development of
Coronado
Shores.
However, the City is researching subsequent easements and
maintenance agreements assigning responsibility. The
General Manager was directed to work with L&R’s legal
counsel and the City.

2011
Operating Budget preparation is underway. A workshop was
scheduled for August.
